Terms and Conditions for Booking with ApartExchange in Paris

ApartExchange™ is commercial trademark of 1st Bookings & Travels Ltd, specialised in temporary and holiday rentals. It offers a selection of fully equipped apartments in sought after places in Europe, whether your stay is for business or pleasure.

1. RESERVATIONS
Select the apartment on this site. For this please check out the apartments per arrondissement (Parisian district) or all the available apartments. Once you have chosen 1-2 apartments please fill up the reservation form and send it to us. You will receive a reply from our agents within 48 hours.

2 OPERATOR FEES ARE ALREADY INCLUDED IN ALL PRICES DISPLAYED ON OUR WEBSITE*
From 7 days to 40 days ................30% of the rental period.
From 40 days to 3 months.............1/2 month's rent.
From 3 months to 6 months ......... 75% of 1 month's rent.
From 6 months to 10 months ........1 month's rent.
From 10 months and more ........... 12% the total rental period.
In general, for rentals over 40 days, the price of a monthly rental is 30% less than the price displayed on the website, plus operator fees based on that net price. However, this is not a rule - owner's have the discretion to charge a different price tariff based on the location of their property and their individual demand - ApartExchange is not responsible for the difference in tariffication.

3. PAYMENT
Operator Fees must be received with the rental agreement completed and signed. Your reservation will be definitively accepted and reserved in your name only when rental agreement is completed and payment received. You will receive confirmation in writing (via e-mail, mail or fax) and asked to verify that all the details of your rental are correct.

4. BALANCE PAYMENT
The balance of the rental cost must be given directly to the owner at the time of arrival in cash or cheque in euros. The person making the reservation is held responsible for payment of the cost of the temporary rental and for compliance to the associated terms; he or she will be responsible for the persons sharing the apartment according to our general conditions.

5. PAYMENT METHOD FOR RESERVATION
Only the following payment methods are accepted:
- bank transfer
- postal money order
- check from a French bank account (under the express condition that your cheque arrives at least one week prior to your arrival)
Attention : the euro is the accepted currency.

6. PRICE
The price includes:
> Household linen and dishes.
> Costs of water and heat (only for rentals up to 40 days)
> Household insurance that covers the apartment but not the tenants and their personal effects.

The price does not include:
> Your telephone calls
> Your security deposit (see paragraph 7)

7. SECURITY DEPOSIT
The security deposit is requested to cover any damages caused by the persons occupying the property. Its amount is established based on the duration of the stay and cannot exceed the cost of one month's rent. This security deposit will be returned on the day of your departure with deductions made, or, if applicable, the sum owed to the owner. In the case of damage caused by you, which requires estimates from professionals, your security deposit will be kept for a time period of 15 days. Failure to provide the security deposit will result in annulation of this Rental Agreement. In such case, ApartExchange™ cannot guarantee the rental of the apartment to the Tenant.

8. CANCELLATION BY ApartExchange
ApartExchange keeps the right, if necessary, to assign you a different apartment than the one reserved originally, in case of unavailability of the apartment out of our control (see paragraph 17). You will be informed and we will do our best to see that you are given accommodation in an apartment equivalent in terms of standard and price.

9. CANCELLATION BY YOU
Any cancellation request made by you for whatever reason, must be sent in writing by regular mail, electronic mail (
info@apartexchange.com) or fax. If you do not show up on the planned arrival date or if you decide to leave the property before the planned departure date, the owner reserves the right to keep the entire cost of your rental.
If the tenant cancels all or any part of the booking or the owner cancels that booking due to non-payment, then the tenant shall be entitled to the following refund:
1. If cancellation notice is made minimum of 30 days prior to arrival date, then the tenant will have the option to postpone his/her rental dates for the above property or a similar property with a reservation amount no less than the amount paid for the current reservation and subject to availability for the new period of reservation. The period of validity of the above option is for 6 months from the date of notice of cancellation. During the period of validity of the option, the future rental amount will be subject to any change in the rental price as reflected on the website prices. The current rental contract will be terminated and a new rental contract will be sent for the new rental dates.2. There is no refund if cancellation is made less than 30 days prior to arrival date.

10. MODIFICATION BY YOU
If after your reservation is confirmed, you want to make some changes (dates, place, number of occupants, etc), we reserve the right to bill you for costs up to 100 Euro per reservation request.

11. NUMBER OF PERSONS OCCUPYING THE property
Only the number of persons listed on your reservation and the name of persons listed on the seasonal rental agreement, can occupy the apartment. In case the number of occupants is not respected, ApartExchange reserves the right to cancel the rental agreement and no repayment in that case.

12. ARRIVAL
It is the sole responsibility of the Tenant to inform and agree with the renter for a time of arrival and check-in at the apartment as soon as the rental agreement has been received from ApartExchange™. ApartExchange™ will provide, in the rental agreement, the detailed information about the owner for this purpose. However, ApartExchange™ is not responsible for any problems due to no-show or delay in arrival at the apartment. The Tenant must contact directly the owner in such cases.
The rental usually begins at 9 a.m. When you arrive, the owner will inventory the furnishings, household items and linen together with you and get you to sign an inventory sheet. You will give to the owner the security deposit (see paragraph 7), present an identification card or your passport.

13. DEPARTURE

The rental usually ends before 12.00 noon. You will make an appointment with the owner for the departure formalities (condition of the premises, inventory, security deposit and return of the keys).

14. EXTENSION OF THE STAY

It is possible to extend your stay if the property you are occupying is not reserved. If it is reserved, we will offer you another property.

15. PETS

For reasons of hygiene, pets are not permitted in our property.

16. YOUR RESPONSIBILITIES

We accommodate you in a furnished and fully equipped property and you are responsible for any deterioration that occurs during the period you have exclusive possession.
The property should be turned over to the owner in the same state of cleanliness and working order.
You are not permitted to put anything on the walls or to move equipment and furniture.
Abstain from smoking in the property.
Do not transfer the rental or sublet the property.
Do not practice any commercial or other activity on the premises.
Occupy the property as respectable family premises.
If these conditions are not respected, we can end your rental without any prior notification.

17. OUR RESPONSIBILITIES
Making a property available that is in good condition and working order.
We are not responsible for any cancellation or delay in rental due to reasons over which we have no control: political, religious events, terrorism, natural disasters, fires, accidents, war, strikes, governmental measures, industrial actions, etc.
We cannot be responsible for any mechanical break down of equipment in the property or the co-property, e.g. the elevator, electric doors, heating, TV antenna, etc . . . or for a service outage: electricity, water, gas or cable TV. We are not responsible for your rental choice.

18. TELEPHONE

The telephone line is restrictive, which means that your contacts can call you, but you can only call emergency numbers (Ambulance, Fire Department, Police). To make other phone calls using this phone, you must buy a telephone card that uses a code number and not a chip at the Post Office or at a tobacco shop. By entering the card's code you will be able to access a telephone line for France and international calls using the credit you have on the card.(Cost around 7.50 Euro).

19. CLEANING AND HOUSEHOLD LINEN

We give you a property that is in perfect condition and we request that you return it in the same condition as you found it (dishes washed, dried and put away, refrigerator empty of all provisions, garbage emptied). At your arrival, the beds are made, you have extra sheets, bath towels and dishtowel at your disposal. If you have a baby, plan to bring baby linen. If the conditions of cleanliness are not respected, a sum of 80 €uros will be deducted from your security deposit for cleaning fees.

20. BEHAVIOUR

The person signing the contract is responsible for his/her group. If a person occupying the premises creates a disturbance, we will be obliged to end the rental agreement before the time period expires.

21. PHOTOS

Photographs found on our site cannot be used without the authorisation of ApartExchange, they will be subject to legal action.

22. SECURITY AND VALUABLES

We are not liable for any loss or theft of valuable objects that belong to you.

23. LITIGATION

The descriptions in the listing are made in good faith. ApartExchange™ does not accept responsibility for unpredicted breakdown of utilities and essential services though all efforts will be made to solve any problems immediately. In case of any problems, the Renter should be contacted immediately. In case of litigation occurring for the execution of the general conditions or during their realisation and in regards to the conditions or their consequences, if a friendly settlement does not occur and if the litigation must be brought to a court, the parties give jurisdiction to a court in Seychelles.
